The 2006 Stafford County Economic Development Strategic Plan identified four areas that are prime for redevelopment in Stafford County (see map). As the region's population grows, Stafford officials believe that these areas will provide important opportunities for businesses and recreation. Stafford is encouraging redevelopment in these areas through private sector investment and partnership with the goal of providing a framework for improvements over time. These changes will provide a more sustainable economic future for these areas and for the residents of Stafford. The following links include information on each redevelopment area, as well as information on public meetings, redevelopment progress, news and staff contact information.
- Boswell's Corner : A two-mile stretch extending south from Quantico Marine Corps Base along Jefferson Davis Highway (US Route 1), and I-95.
- Courthouse Area: The area encompassing the Courthouse, County Government buildings, and the new Stafford Hospital on Jefferson Davis Highway (US Route 1) at Courthouse Road (State Route 630), I-95 exit 140.
- Falmouth Village: The historic heritage tourism area adjacent to Jefferson Davis Highway (US Route 1) at Warrenton Road (US Route 17), along the Rappahannock River, across from the City of Fredericksburg.
- Southern Gateway: The area along Warrenton Road (US Route 17), between I-95 and Berea Road (State Route 654).
Project Status
A consultant (CMSS Architects) was hired to prepare a master redevelopment plan, which creates a vision, identifies the County's appropriate role, and provides an action plan for success. Over the past two years, public workshops were held in each of these geographic areas in January and February 2009 for staff and CMSS Architects to obtain the public's input on each of the redevelopment visions. Results from those workshops were compiled in reports, and presented to the public in May 2009. The Redevelopment Plan was officially endorsed by the Board of Supervisors in February 2010, and was forwarded to the Planning Commission for inclusion in the Comprehensive Plan (Spring 2010), where the plans are currently under review.
